What is a Domestic EPC?

To put it simply, an EPC (Energy Performance Certificate) is an assessment carried out by a domestic energy assessor, and gives property owners and buyers information about the energy performance of an existing domestic property.

How is your energy efficiency rated?

A domestic EPC provides you with a rating from A (most efficient) to G (least efficient), and there are now regulations in place for rented properties in line with the latest minimum energy efficiency standards (MEES Regulations).

The latest MEES regulations state that if you are a domestic landlord, you must ensure that your property meets a minimum EPC grade of E before granting tenancy to any new or existing tenants. If the property you are looking to rent doesn’t achieve a raking of E or higher, the property will require upgrade measures to be carried out to increase the rating.

Who needs a Domestic EPC?

It is a legal requirement that all dwellings within the UK need to have an EPC in place prior to any sale or rental and this information needs to be available for potential buyers/tenants to view when you first list the property.

Why is it important?

The certificate also gives recommendations as to how to improve the efficiency, which potential buyers/renters may use to encourage improvements to the property before they buy/rent. MEES Regulations

As part of our service at Compliant EPC Ltd, we aim to work with Landlords to help them meet the MEES standards in the most appropriate and cost-effective manner. We carry out our survey in the usual manner and if the rating is falling below the required standard, we offer a range of options to the client all of which would bring up the rating to the required standard. We would then hold off on lodging the EPC until the remedial works have been carried out, re-visit the property to verify the works have been completed and then update the assessment and lodge the compliant EPC at this point.

Typical Process

Typically, we would aim to book the customer in at an appropriate day and time to suit their requirements. One of our assessors would then attend the property and carry out a non-intrusive survey. The assessor would then return to the office and work up the assessment from the recorded data, using the latest assessment software. Once this is complete and we have confirmed that the property meets all requirements in line with the MEES regulations or client specific requirements, we would then proceed to lodge and issue the Energy Performance Certificate to the customer via email or post.
